**The Space** The group house offers six bedrooms with a total of 29 sleeping places, a fully equipped self-catering kitchen, a spacious dining room for up to 40 people and several common areas. A table football game provides additional entertainment for guests of all ages. Outside, guests can enjoy a barbecue area, a fire pit and various seating areas with beautiful views of the surrounding mountains. The property is clean, practical and specifically designed to meet the needs of larger groups. Thanks to its peaceful location surrounded by nature, the house is ideal for family gatherings, school camps, club trips, company retreats and relaxing weekends in the Swiss mountains.

**Guest Access** During your stay, you will have exclusive access to the entire group house, including all bedrooms, the kitchen, dining room, common areas, sanitary facilities and outdoor spaces. Please note that there are two small apartments on the upper floor which may occasionally be occupied. These apartments have completely separate entrances and living areas. You will generally not interact with the occupants, and your privacy will not be affected. Several vehicles can be parked free of charge directly in front of the house. Additional parking spaces are available a short walking distance above and below the property. Access to the house is via self check-in using the arrival information provided before your stay.

**Interaction with Guests** We do not live on site, but we are always available by phone, Airbnb message or email if you need assistance. The house offers self check-in, allowing you to arrive flexibly and independently. Should you have any questions during your stay, we are happy to help and will do our best to provide a quick solution. Our goal is to ensure that you and your group enjoy a smooth and relaxing stay.

Additional Information (V2.0 – 02.06.2026) The Mullern Group House is located at approximately 1,200 metres above sea level in a quiet mountain area and is specifically designed for families, clubs, school groups, companies and other larger groups. Please note that this is a simple and functional group accommodation, not a hotel. Arrival The property is accessed via a partially steep mountain road. During winter, winter tyres are mandatory. Snow chains or a four-wheel-drive vehicle are strongly recommended. Snow clearing services may be limited during heavy snowfall. Access is at your own responsibility. Please check weather and road conditions before travelling. Nature & Surroundings The house is surrounded by meadows and farmland. Depending on the season, you may hear cowbells, agricultural activity or other typical sounds of mountain life. This natural setting is part of the unique charm of the property. Occupancy The house offers a maximum of 29 sleeping places. For fire safety and security reasons, a maximum of 40 people may be present on the property at any time. Exceeding this limit is not permitted and may result in immediate termination of the rental agreement without refund. The booking guest is responsible for all members of their group and visitors. Use of the Property Parties, events or commercial activities are only permitted with prior written approval. Final Cleaning A final cleaning fee of CHF 100 is included in the rental price. Guests are not required to clean the house before departure. However, if additional cleaning exceeds 2 hours, CHF 60 per additional hour will be deducted from the security deposit. Bed Linen & Towels Bed sheets, pillows and pillow covers are included. Sleeping bags may also be used. Duvet sets and towels are available for an additional charge. Any used items will be charged after departure and deducted from the security deposit. Firewood Firewood for the fireplace is available on site. One crate costs CHF 12 and will be charged after departure. Tourist Tax A tourist tax of CHF 3 per adult per night applies. This charge may be collected separately and outside the booking platform. Security Deposit A refundable security deposit of CHF 400 is required before arrival. The deposit serves as security for damages, additional services, laundry, excessive cleaning or other extraordinary expenses. The remaining balance will be refunded after departure. Weather & Mountain Conditions Weather-related restrictions in the mountain area, such as snowfall, natural events or temporary power outages, do not entitle guests to compensation or refunds. By making a booking, you confirm that you have read and accepted these conditions.
