General Terms and Conditions (GTC)
Swiss Horizon Homes GmbH
1. Scope
These GTC govern the contractual relationship between Swiss Horizon Homes GmbH (hereinafter Operator) and the guest in connection with short-term rental accommodations, including Gruppenhaus Mullern and other properties of the Operator.
2. Contract Conclusion
The contract is concluded upon confirmation of the booking. Platform terms apply additionally where relevant.
3. Location and Access – Gruppenhaus Mullern
The property is located at approximately 1,200 metres above sea level and is accessible via a steep mountain road.
In winter, winter tyres are mandatory; snow chains or four-wheel drive are strongly recommended.
Snow clearing may be limited during heavy snowfall. Use of the access road is at the guest’s own responsibility.
Weather-related restrictions in mountain areas do not constitute grounds for compensation.
4. Occupancy and Use
For fire safety and security reasons, occupancy is limited to a maximum of 40 persons (including children and visitors).
Exceeding this limit may result in immediate termination without refund.
The booking guest is jointly and severally liable for all accompanying persons.
Parties, events or commercial use require prior written approval.
5. Final Cleaning and Additional Effort
Final cleaning is charged at a flat rate of CHF 100 (included in the rental price).
Optional self-cleaning is permitted but not required.
If cleaning exceeds 2 additional hours, CHF 60 per extra hour will be charged.
6. Laundry and Additional Services
Bed sheets, pillows and pillow covers are included.
Duvet sets and towels are available optionally for an additional fee.
Firewood is charged based on usage (1 crate CHF 12).
7. Tourist Tax
The tourist tax is CHF 3.00 per adult per night.
It may be charged separately and not necessarily via the booking platform.
8. Security Deposit
A security deposit of CHF 400 is required.
It serves as coverage for damages or additional expenses.
Unjustified deductions will be refunded after departure.
9. Safety Equipment
Safety equipment (including fire ladders, escape routes and fire protection installations) may only be used in actual emergencies.
Misuse is prohibited. The responsible person is liable for damages or injuries resulting from improper use.
10. Video Surveillance
Video surveillance is installed in exterior areas (e.g. entrance, parking, access road) for security purposes.
No monitoring takes place inside living areas, bedrooms or bathrooms.
Recordings are used for security and evidence purposes and are deleted after an appropriate retention period unless required for security reasons.
11. Liability
The Operator is liable within the limits of applicable law.
Liability for slight negligence is excluded where legally permitted.
